Managing your property is essential, whether you’re just a person who wants to get the most out of leasing one property unit or a multi-property magnate. While you can certainly just create a spreadsheet with all tenant details and an assortment of Post-Its (or worse, a Rolodex) for the contact information of your service professionals, there is one way to do it much more easily: a property management software.
Enter Hemlane. It’s an application that doesn’t just keep your tenant and service crew info on hand—it also lets you automate, advertise, and much more. Today’s article touches on what you get with the Hemlane Scheduling pricing packages so you’d know exactly which one makes sense for your business.
Hemlane Price Plans & Features
Property management involves administrating real estate properties, whether they be residential or commercial. If you think doing it is a headache, you’re not far off the mark. The problems facing property managers are manifold, from financial irresponsibility of a tenant to late fees.
This is why any tool that can make their lives easier is a critical part of the real estate industry. With the democratization of technology and the rapid price contraction of cloud networking, property management software have come from expensive platforms developed in-house to pay-as-you-go services. Alongside the easier administration of real estate assets are the increasing reliance of realtors on the digitalization of their portfolio, as seen below.

Designed byAnd it’s not just landlords and realtors, too. In fact, 44% of consumers go online to find a property they like.
This is why the right property management solution can take advantage of these heady times. Here’s what Hemlane can do for you.
Overview of Hemlane
Hemlane is a property management solution that has all the features to make the job of property managers and owners easy and straightforward. Whether you’re an agent, a manager, or an owner, you can keep tabs on all the administrative facets of leasing a property, whatever property it is. From screening tenant applications and performing character backgrounds to coordinating with local and licensed professionals for maintenance requests, Hemlane does it all. You need not use separate software for each aspect of management.
From the outset, Hemlane is a simple property management application, but its features under the hood belie its power. You can syndicate your advertising on over 30 rental listing websites with just one click, for example, but that’s just the icing on the cake. You can also communicate and collaborate with your agents and disseminate important information to your tenants with a built-in messaging module.
Hemlane offers two pricing plans: Basic and Smart (with the latter being the more premium of the two). The vendor offers more support options to those who have subscribed under the Smart plan, such as linking customers to professionals and e-contracts.

In addition, this software can also be accessed on mobile even without downloading and installing an app. You can simply add the Hemlane homepage to your home screen, whether you’re on iOS or Android, and use it from there. And don’t worry; Hemlane is fully responsive, meaning the experience on mobile is just as effective as that on your desktop.
Finally, Hemlane offers integrations with other business applications. For a more complete list, check out the fourth section of this article.

What property maintenance options does Hemlane offer?
Maintaining rental properties can be challenging, especially for landlords and property managers with multiple units. Hemlane offers a range of property maintenance features designed to simplify this process and ensure tenants enjoy well-maintained living spaces. Here’s how Hemlane supports property maintenance:
- Automated Maintenance Requests: Tenants can submit maintenance requests directly through Hemlane, which are instantly routed to the property manager. This eliminates the need for phone calls and emails, providing a single channel for tracking and managing maintenance issues.
- Coordination with Service Professionals: For property managers who need on-site assistance, Hemlane’s Smart plan includes coordination with local service professionals. This ensures repairs are handled promptly by licensed professionals, enhancing tenant satisfaction and minimizing downtime for units.
- Scheduled Maintenance Reminders: Hemlane allows managers to set up reminders for regular property maintenance tasks, such as HVAC servicing or landscaping. These reminders help maintain property standards and reduce the risk of costly repairs due to neglected maintenance.
- Mobile Accessibility: Hemlane’s mobile-friendly platform allows property managers to review and respond to maintenance requests on the go, ensuring timely responses, even when off-site.
- Record Keeping and Tracking: Each maintenance request is logged within Hemlane, creating a comprehensive record of property maintenance activities. This documentation is valuable for property managers, providing insights into recurring issues, repair costs, and vendor performance.
Hemlane Pricing Packages
So, how much does Hemlane cost? It depends on what you need. It has a starter plan called Basic that includes all the features of a property management tool at a reasonable price. If these features, however, are too lacking for you, you can upgrade to the vendor’s more premium plan, called Smart, which allows for more powerful coordination with agents and contracts.
Like many software, note that you can avail of Hemlane’s plans using a monthly or an annual plan. You can save more with an annual plan, of course, although you have to pay for all twelve months all at once. By default, we’ll refer to all plans for the annual pricing and add the monthly pricing as appropriate.
1. Basic: For Starting Managers
Hemlane has a launchpad called Basic. This is where most property managers and owners start with their version of Hemlane, containing the bare necessities of running a property management software. That said, “bare” in this sense is already way above the feature set of many of its competitors.
Hemlane’s Basic plan starts at $28, with a $2 charge for each property unit. On a bi-monthly scheme, the base price is $34, with a $2.50 charge for each unit.
What’s included in the Basic plan?
- Rental advertising
- Tenant screening
- Tenant tracking
- Application management
- Lease management
- Bank integration
- Online rent payments
- Maintenance
The Basic plan is great for starting landlords or those with a few properties that need to automate and streamline their operations as much as possible. For example, if you have only one property (or one rental unit, such as one condominium unit), Hemlane can allow you to stay on top of your management responsibilities. Instead of bugging your tenant every time, you can set Hemlane to automate recurring payments and charge for late fees.
Still, don’t worry if you think Hemlane is giving you the short end of the stick in a Basic plan. It has (nearly) all the bells and whistles of its paid plan, just with a few limits. For instance, you can still manage your tenants, maintain your properties, and charge online, just without the documentation for all 50 U.S. states. This means you can jump right into managing your property without looking for more granular control.

2. Smart: For More Control
Speaking of control, Hemlane’s Smart plan offers all the functions of the Basic plan, just with more support and features. Unlike many software of its kind, Hemlane’s decision to just consolidate paid plans into just two makes more sense for the Smart plan. This is because Smart is simply a smarter buy if you want to dot your i’s and dash your t’s in terms of the legal side of property leasing.
Like Basic, the Smart plan has a base price of $28. The only difference is that it charges more per property unit (at $30 per unit, compared to Basic’s $2). On a monthly scheme, it amounts to $35 per unit, with a $34 base price. However, the additional cost is worth every penny, as it builds upon all the features of the Basic plan and more.
What’s included in the Smart plan?
- All Basic features
- Lease contracts
- E-signature
- Legal documents for all 50 US states
- On-call legal advice (provided by a third-party)
- Support using a US-based call center
- Online payments to local agents
- Schedules maintenance with tenants
- Coordination with service professionals
- Integration with local agents
This is perfect for medium businesses in property management. This means that if you have several properties, or you have one whole building to lease. The Smart plan gives you the power to coordinate and lease with third-party professionals so you can maintain each unit at its best condition. Plus, with a lot more control over the legal part of the leasing and tenancy, you’ll have all your bases covered in case conflicts with your tenant (or the landowner) arises.

Hemlane lets you keep a list of service professionals you have used for easy access when assigning to tenant requests.
The Plus plan, like the Basic package, has limited customization options for survey design and mobile optimization. While Plus does both better than Basic, you need to upgrade to at least the Pro version to access them in full.
3. Hemlane’s Advanced Features
Hemlane has additional features that are common to both the Basic and Smart plans. These advanced functionalities come with your package, no matter the plan you’re subscribed to. Some of these are:
- No onsite inspection
- Mobile-friendly
- Tenant portal
- No storage limits
- Unlimited users
- Archival of prior tenants and units
- Bank-level encryption
- Export of data
- Ease-of-use navigation
- Support and help center
- API for integrations and extensibility
Note that Hemlane categorizes its features into six core groups: advertising, leasing, applicant management, screening, payments, and maintenance. Even if you subscribe to just a Basic plan at a monthly recurring subscription, you get all these features right from the onset.
Hemlane’s advanced features are perfect for small-to-medium enterprises, or SMEs, although they’re also ideal for a one-man property management show. The difference between an SME and a startup is that while startups are focused on growth, SMEs have recently graduated from rapid explosion to one where it should be profitable and stable.
Hence, technologies for SMEs should put automation front and center on your priorities. This frees up your time to manage essential tasks that require human intervention, such as finding a local agent to sell your property or getting in touch with a licensed service professional for your Hemlane directory.
4. Hemlane Integrations
Most modern software allow the “communication” between applications, creating a business ecosystem where your data is shared between these platforms. It uses a piece of code called an API (application programming interface).
For example, some CRM software can integrate with email marketing software like MailChimp so you don’t need to start from scratch when sending out an email campaign. You only need to launch a campaign in one and the other will pick up the rest.
Hemlane has the same functional integrations, allowing it to extend its capabilities than it would alone. The following are its integrations, though the list is by no means exhaustive.
Hemlane offers integration with the following:
- Abodo
- Apartments.com
- Apartment List
- Apartment Love
- Call It Home
- ClassifiedAds.com
- Every Rent
- FRBO
- Hotpads
- Homes
- iRent
- Lovely

- Sumu
- TransUnion
- Trovit
- Trulia
- Ucribs

These integrations (and future ones that Hemlane will support) are not exclusive of either plan. Whether you’re using a Basic or a Smart plan, these integrations are always available for you.

Which Hemlane Plan Is Best for You?
Free is good, usually. However, it doesn’t necessarily mean that free is always the best choice. In some cases, you should consider what free software can offer versus one that requires a monetary outlay. In this case with Hemlane, though it doesn’t have a free plan, it does provide a limited-time free trial so you can check its features for yourself without having to commit right away.
Taking a long, hard look at what you require and the resources you currently have is, thus paramount. For example, the Hemlane Basic plan is great if you’re only starting out and your business only has several clients, such as one or two property units. When you’re ready to take it up a bit, you can upgrade to the more comprehensive Smart plan. This allows you to get in touch with local service professionals, such as for handiwork and HVAC, among others, to keep your properties in top shape.
As such, some property managers also use another type of software called facility management software. This type can help you manage your assets without being onsite. Our list may help you find something that can complement your Hemlane pricing plan.
